Everything your floor needs, from one pair of hands

No subcontractors and no call centre — Tomasz quotes the job, does the job and stands behind it.

01

Floor sanding & finishing

Old paint, varnish and decades of wear sanded back to clean, bare wood — then sealed with your choice of finish.

02

Repairs & board replacement

Loose, cracked or missing boards repaired or replaced and matched to the original floor before any sanding starts.

03

Gap filling

Draughty gaps between boards filled properly — warmer rooms and a cleaner, more even look.

04

Staining, oils & varnish

From natural matt oils to hard-wearing varnish and custom stains — samples on your own floor, so you choose what you can actually see.

05

Period floor restoration

Edinburgh tenement and Victorian floorboards are a speciality — floors from the 1880s repaired, sanded and finished with their character kept intact.

06

FAQ

Before you call

How much dust will there be?

Far less than most people expect. The sanding machines collect dust as they work, and everything is cleaned up before the finish goes on. It's not a building site.

Can my old floorboards actually be saved?

Usually, yes — even floors that look beyond hope. Boards are repaired or replaced first, gaps filled, and only then sanded. Edinburgh tenement floors from the 1800s are a regular job. If a floor genuinely isn't worth restoring, you'll be told that at the quote.

Which finish should I choose — oil or varnish?

It depends on the room and how you live. Varnish is the most hard-wearing, oils look and feel more natural and are easier to patch-repair. You'll see samples on your own floor before deciding.

How long does it take?

Most single rooms take a day or two including finishing coats; hallways and multi-room jobs are quoted individually. You'll get a timeframe with your quote — and it's kept.

Do you work outside Edinburgh?

Yes — jobs regularly cover the Lothians and central Scotland (recent work as far as Falkirk). Ask when you call.
